Bryan Cave Leighton Paisner advises Tinkoff Group on the biggest ever office lease on the commercial real estate market
Bryan Cave Leighton Paisner, formerly Goltsblat BLP in Russia, has completed its mandate for the Tinkoff Group in connection with its lease of a class A office of approximately 78,000 sq. m in the new AFI Square business centre on Gruzinsky Val. The new office is designed for 6 to 7 thousand people and will accommodate Tinkoff’s headquarters, including all its core subdivisions, such as Tinkoff Bank, Tinkoff Insurance, Tinkoff Mobile, Tinkoff Development Center, etc.
Signed with the developer AFI Development as the landlord, the deal is structured as a build-to-lease arrangement whereby the developer constructs a custom-tailored building for a specific tenant. The planned construction end date for the 90 000 sq. m AFI Square is H1 2022.
BCLP’s project team led by Real Estate and Construction Partner Yuri Chernobrivtsev also included Associate Victoria Malashenkova.
Yuri Chernobrivtsev comments: “We were happy to act for the Tinkoff Group on this major deal of considerable value for our client and it is a great honour for our firm to have been specifically picked out for this unique assignment: the project is the first ever office lease of this magnitude on the market and we did our best to accommodate all the client’s requests, requirements and corporate standards. Even though the lease has been signed at the peak of the coronavirus pandemic, a challenging period for all of us and the market in general, we were still able to tackle all the tasks in virtually no time."
