BCLP advises BGO on sustainable Focus Logistics Park at the Erfurter Kreuz interchange

International law firm BCLP has provided comprehensive legal advice to the global real estate investment manager BGO on the acquisition, development, and completion of the “Focus Logistics Park” in Nohra, Thuringia.

In cooperation with the project developer PRODAC Industrial Real Estate, a forward-looking logistics center was created that combines the highest standards of sustainability and functionality. The 55,000 m² site was previously the location of a sand-lime brick factory and was acquired by BGO in May 2024 as part of a share deal with a corresponding demolition obligation for the seller.

BCLP supported BGO in all key project phases, from acquiring the property company to the demolition of the existing brownfield site and obtaining the building permit. The firm also assisted in drafting the contract with the general contractor, securing the development, and managing financing and leasing.

The new logistics center is located on the A4 freeway and the Erfurter Kreuz interchange. It offers around 30,700 square meters of state-of-the-art warehouse space, suitable for hazardous goods, approximately 1,450 square meters for offices and social areas, and a 2,400 square meter mezzanine floor.

Special attention has been dedicated to sustainability, with the property meeting strict the requirements of the EU taxonomy and being prepared for DGNB platinum certification. The project’s ecological credentials are underlined by the use of a large-scale photovoltaic system, energy-efficient heat pumps, and measures to promote biodiversity, such as wildflower meadows and fruit trees.
