International law firm BCLP has advised Edge on securing the first tenant at £230 million EDGE London Bridge office development, marking their debut pre-let arrangement in the UK.

BCLP has acted for the joint venture partnership between Edge and Goldman Sachs in closing an agreement for lease with AI company, ServiceNow. This first pre-let for the scheme secures 50,449 square feet of best-in-class office space at EDGE London Bridge, with expansion options.

EDGE London Bridge is a 26 storey, 260,000 square-foot-office development and is projected to be one of London’s most sustainable office towers, designed to achieve BREEAM Outstanding and WELL Platinum certifications. The development is Edge’s first UK asset and is due to be delivered to the market in Q3 2026.

The multidisciplinary BCLP team has acted on the full life cycle of this development including acquisition, JV, financing, planning, construction and now leasing. The BCLP commercial team continues to advise further lease negotiations and on the amenity offerings for the building.

Cornelia de Boinville, Commercial Director at Edge, commented, “The team at BCLP have worked tirelessly to help to secure ServiceNow at EDGE London Bridge. It is a huge milestone in Edge’s expansion journey in London and a brilliant way to end 2025 - we are looking forward to doing more with the team as we move into 2026.”

Partner Daniel Burnand, commented, “This deal represents a significant step for Edge in the UK market, and it’s great that the BCLP platform can continue to support them and their joint venture partners across all key real estate areas.”
