Biography

As a senior associate in BCLP’s market-leading Real Estate Disputes Group (ranked Band 1 in Chambers UK and Tier 1 in Legal 500), Megan Davies brings more than nine years of experience advising clients on contentious property matters.

Megan works on a wide range of contentious property issues.

She has significant experience advising clients on rights of light, party wall disputes, mines and minerals, and other matters that can have an impact on development (e.g., easements and restrictive covenants). Megan also works closely with BCLP’s real estate transactional team on risk mitigation strategies and providing solutions to avoid matters becoming litigious.

Megan writes on significant case law developments for key industry publications, including the Estates Gazette and the Property Law Journal. She is also a featured speaker on the Estates Gazette podcasts.

She is also part of our firm’s Pro Bono team which includes her advising at a free legal advice clinic. Outside of work, Megan is a regular CrossFitter and training for a marathon in 2025.

Megan is a member of the Property Litigation Association and the Pyramus and Thisbe Club.

Experience

  • Advised GPE in relation to development matters on its £70m acquisition of Soho Square Estate.
  • Provided rights of light and party wall advice and assisted in setting the risk mitigation strategy in that regard to a big property fund on its £50m acquisition and financing of a development site.
  • Experience in dealing with contentious rights of light issues (including proceedings), both from a developer’s and neighbour’s perspective.
  • Significant experience in negotiating complex and bespoke indemnity insurance terms relating to rights of light, mines and minerals risks, and other title defects which can often be a crucial part in mitigating risks identified in a proposed development and/or development site purchase, sale, letting, or financing.
