Biography

Celia joined the firm in 2003. She has experience in a wide range of sectors, particularly in development and portfolio transactions involving Purpose Built Student Accommodation and Build To Rent.

Her student accommodation practice is exemplified by acting extensively for Unite Students and on investments for The Carlyle Group, Generation, Europa Capital Partners, KKR and Ares.

She also co-leads the team that acts for The Crown Estate in respect of its Regent Street and St James’s Portfolio.

Celia is recognized by Legal 500 UK 2024 as a 'leading individual' for Real Estate: Commercial Property - Investment.

  • Advising Unite Students on the acquisition of Liberty Living Group (whose portfolio of purpose built student accommodation comprising over 24,000 beds was valued at £2.2 billion) and other large portfolio transactions, financing and forward funding developments.
  • Advising Europa Capital Partners and Generation Estates on the acquisition, forward-funding and ongoing financing of the £165m seed portfolio for the Europa Generation UK student accommodation fund.
  • Advising KKR on the sale of the Colorado portfolio.
  • Advising Sable Capital on a number Build To Rent forward funding investments.
  • Advising Greystar on a BTR development in West London.

Student Accommodation: What is happening in the market? Six key things you need to know

With a huge influx of students this year, both from the UK and abroad, there is high demand for purpose built student accommodation (PBSA). Yet, while there is a lot of willing capital looking to enter this market, as with everything at the moment, the sector faces challenges in the short to medium term, from rising debt and utility costs, build cost inflation and the ever developing building safety regulations. Providers are also under cost pressure looking to the future to ensure that their portfolios are geared up for net zero by 2030 and some of the decisions that they make now will play a big part in demonstrating their commitment to the green agenda.
